Wishing Everyone a Very Merry Christmas and Happy New Year!

Christmas has finally arrived! Amidst the final preparations for all of the festivities this weekend, I would like to take the time to THANK all of my clients for giving me the opportunity to assist them with all of their real estate needs in El Dorado County!

 

 

It is truly a blessing to be able to work with all of you. I love working and living in El Dorado County and helping my clients find their dream home in the area.

We love the holiday season. It’s time to spend time with family and friends, enjoy good food, and partake in all the festive traditions. Part of the fun of the season is decorating your home. However, if your home is on the market this season, you want to make sure that you decorate in a way that will attract potential home buyers. Follow these decorating tips for selling your El Dorado County home this holiday season!

 

Start with your home’s curb appeal. Since this is the first impression buyers will have, be mindful of your outdoor decorations. Keep it classic and simple with strings of lights. Placement is key. Be sure to hang or wrap the lights in places that draw attention to your home’s architecture or landscaping.

 

Now that the outside of your home is ready, it’s time to scrub down your home. The surest way to make your house look well maintained and move in ready is by doing a thorough cleaning. At this point, you should also stage your home as you would at any time of year. Go through and declutter each room. Only leave out items that are essential or highlight the functionality of a space.

 

Although you have lots of fun holiday decorations, now is not the time to fill your home to the brim. Always remember that less is more. You do not want home buyers to be so distracted by your festive decor that they can not focus on the features of your actual home. Think about the current decor in your home and find ways to complement it. Accent your paint colors with decorations in a complementary color.

 

A Christmas tree is a staple of the season and can be used to your advantage when staging your home. Pick an appropriate size tree that highlights the space of the room that you put it in. Decor like Christmas trees or other culturally accepted symbols of the season are great items to use in your home. Try to keep the large displays of religious decor in storage this year since all the potential buyers viewing your home might celebrate different holidays.

 

Before a showing, make your home extra warm and cozy by adding festive scents. Smells of freshly baked cookies, cinnamon, or evergreen are great accents that will fill buyers with holiday cheer!

El Dorado County Market Update

Wow, the inventory in El Dorado County is at a very low place. As soon as a home hits the market it is sold. The problem is, that when a seller decides to sell, he needs to move someone else. With nothing to buy –we are at a state mate, unless sellers start moving out of area or out of state. What usually happens right now is land sales increase as buyers decide to build their own homes. There are only a few flips left so the time is ripe for spec builders to start new homes. El Dorado County has reduced permit fees, that should start a trend of new homes being built in the rural parts of the County.                                          If you own land, now is time to sell and if you want to build, now is time to buy.
